To Improve Research And Evaluation, Based On The Sustainable Development Of Residential Property Management Operation Mode

The first 《Management Rule of Property》 of regulation about Residential Quarter(RQ),which introduce Property Management(PM) of the newly-built RQ to the market in all-round ways, was implemented formally. The PM operational mode before marketization faces overall improvement taking market as direction. Where to go and how to improve, are significant to the development of PM enterprise. We probe in the improvement and appraisal of the operation ways of PM of RQ, based on the sustainable development(SD) thought.The first part mainly introduces the background of the selected title and current situation of the development and study of PM both at home and abroad. The second part analyzes the relationship between PM and the sustainable development of RQ. And we point out that the goal of sustainable development of RQ should be realized by the micro operation activity course of PM finally and that the PM enterprise could get it's own existence and development only by providing service at the request of sustainable development.The third part, based on the SD thought, searches the operation ways of PM of SQ from the following four respects: the organization system of PM, the reasonable localization of service contents of PM, the concrete operation of PM of sustainable RQ and the reconstruction of sustainable development thinking of subjects. And for every respect, we also offer some suggestions to improve it.The fourth part probes into the appraises of the owners who are in charge of the PM of RQ in sustainable development. We set up a PM customer satisfaction(CS) fuzzy comprehensive evaluation model of RQ.We also design a CS evaluation index system of the PM of RQ, that can reflect the request of sustainable development, and analyze the real example by applying the model concretely to a RQ in Changsha City.
