This article introduces and analyzes the status of the second-hand house valuation job, found problems at present in second-hand house evaluate process.By analyzing the status of domestic and international real estate valuation studies, a research idea is proposed that a second-hand house special field evaluates model and a second-hand house valuation system is built that based on the hedonic price theory, under geographic information system technology support,to improve the operational efficiency and quality of second-hand housing valuation job.In this paper, using Box-Cox hedonic price model as a method of regression equations,though the actual transaction data from second-hand housing in Dalian, multiple regression, testing, the best model fitting degree is chosen. Meanwhile, developed by mapbasic language, based on Mapinfo geographic information system, and combined with hedonic price model, a second-hand house valuation system in Dalian has formed. The empirical analysis show that this model of second-hand house valuation can improve efficiency, reduce transaction costs, and further promote development of the Dalian secondary housing market in valuation of second-hand housing. At the same time, for the real estate management, intermediary business, consumer and related departments, it provide a scientific and reasonable valuation method, and make the market more rational.
