The housing system of our country transforms form the national welfare into the market-based solution, this reform caused our country's real estate industry obtain a unprecedented swift and fast development in least than twenty years. Along with the continuously deepen of economic system and the perfect of the socialist market economy system, the housing system of our country also transform form the government assignment into the purchase based on the market. It will bring a greater development to the real estate industry. The develop trend of real estate industry will highly focus by the society, for it related to the profit of tens of thousands family.The influences of many factors such as politics, economics, history and leture, made the development of China real estate have many obvious Chinese characteristic. The growth of real estate market is not standard; the unhealthy development of the second hand house market is a very important attribute, which is a very important part of real estate market. The history experience of developed country proved, that followed with the growth of new develop building market the city second hand house market will flourishing and the value of output will eventually exceed the developing market. Hence, it is very important to research the standardization of the city second hand house market and find out a healthy develop way.This article selects the city second hand market as the research object, based on the Hedonic Price Theory, which is already a mature and widely applied theory, combined with the situation of real estate of our country; try to build up a city second hand house price index model.This article is composed by six chapters. Chapter 1 introduction discussed the necessity of transformation of center of real estate from new build house market (house developing) into the second hand house market in the future. The build of a second hand house price index with authority will greatly help with the health development of real estate market. Chapter 2 give a generalized analysis to the related theories about the hedonic price theory, the real estate price index and the second hand house price index. Chapter 3 and Chapter 4 are discussed the built of city second hand house price index model. Chapter 5 collected the data of second hand house in City A to confirm the theoretical model, to test and verify the feasibility of the model in chapter 4. Chapter 6 is the conclusion.
