Location theory is the premise of research on housing price spatial distribution and the establishment of sampling point spatial database is the base of the spatial analysis technology of GIS.The thesis takes spatial distribution theory of housing price and hedonic price theory as the guide and takes second-hand housing prices of the city of Kunming as the research object, using the ArcGIS software as the foundation platform and combing with Hedonic Model to discuss spatial distribution characteristics of Kunming second-hand housing prices and the evolution rules. First of all, through the investigation and acquisition of second-hand house price from2011to2014in June to establish sample points of spatial database, using exploration spatial data analysis (FSDA) and Kriging interpolation technology of the GS, the objective is to analyze second-hand housing price of spatial distribution by drawing housing price counter map and all profile prices curve,and use characteristic measurement of GIS technology qualitatively and hedonic model quantitatively analysis reason of housing price spatial differentiation. Main conclusions are as follows:(1)Second-hand housing prices of Kunming overall present similar concentric circle distribution,the trend is decreasing from city center to the surrounding and different directions prices attenuation level is not the same. Downtown counter line denseness expresses prices gradient, and reflects the price of fast attenuation; suburban counter line sparse reflect the price of the gradient is small and slow attenuation.(2) Spatial distribution of housing price has continuity and difference. The overall layout of housing prices of spatial distribution from2011to2014are basically the same, the rate of increase in housing prices of same regions in different periods are differences.(3) Kunming is a typical single center city, with the development of the city, sub-centers of residential including Dianchi plate, new face district and the crescent moon pond area, appear gradually,consisting with the multi core pattern of city space structure theory. (4) Through qualitative and quantitative analysis reason of housing prices of spatial differentiation, housing prices of spatial differentiation mainly affecting factor is location factors. All variables on residential prices of influence degree ranking is link location, rail transit, bus lines, the volume rate, property management fees, the age, greening rate, building area, the degree of decoration, mainly towards, living facilities, educational facilities and total floor, the floor.
