Research On Theories And Practice Of Real Estate Appraisal Archives Management

With the real estate appraisal companies growing fast, appraisal records have been accumulating. As appraisal reports and records are housed in a mess, companies have problems managing and using them. This paper tries to reveal and analyze the current situation and problems of appraisal records management through survey and interview, attempts to define the basic issues of real estate appraisal archives theoretically, find the effective solutions to the problems, establish a basic framework of records management, and finally provide CIREAA (China Institute of Real Estate Appraisers and Agents) a guidance on the real estate appraisal archives management.This paper consists of six chapters.ChapterⅠ:Introduction. This part firstly presents the research background and its significance. Then after the current research situation both at home and abroad is summed up, the research content, progress, methods and innovations are discussed.ChapterⅡ:China's Real Estate Appraisal Archives Management Survey. In this part, the author analyzes the current situation and problems of real estate appraisal archives management through questionnaires given to the companies or offices for collecting data and face-to-face interviews with the appraisers for further information. In addition, specifications or criteria on real estate appraisal related profession, such as land appraisal, property appraisal, construction cost estimation, accounting and auditing, are analyzed for reference.ChapterⅢ:Concept and Connotation of Real Estate Appraisal Archives. This chapter defines the basic issues of real estate appraisal archive theoretically including its concept, types, features and value.ChapterⅣ:Real Estate Appraisal Archives Management Research. Fundamental principles are offered before specific methods for both associations and companies. Combined with process management, methods for traditional records and electronic records management are listed.ChapterⅤ:Guidance on the Real Estate Appraisal Archives Management. At first, the auther establishes a basic framework of records management for real estate appraisal profession based on ISO 15489. Considering the current situation and the future needs in a short time, a Guidance on the Real Estate Appraisal Archives Management is then proposed for CIREAA.ChapterⅥ:Conclusion. A brief review on the whole research is given especially for its limitations and insufficiency, and directions for further study are pointed out.This paper researches on theories and practice of real estate appraisal archives management. The author hopes that it will provide methods and instructions for appraisal companies so as to enhance the level of their archival work.
