As real estate industry leading enterprises, real estate listed companies is industry representatives of comprehensive strength, it develops from the reflection entire industries face. Early 2010, in countries continue to increase the real estate market, under the situation of control power prices first-tier cities highs, a secondhand market volume, continued to decline, and houses, and market free rate rose home-textile mostly in wait-and-see state, who also don't want to peak when prices, victims of supply and demand relation has a subtle change. Real estate companies with the circumstance, macroeconomic and concerning state policies towards are closely related, is relevant government department, securities investors have a common concern for the healthy development of, it is broad scholars, people and industry insiders attention important focus. Therefore, on China securities market of real estate listed companies, financial performance assessment is very necessary. Through of financing performance of listed companies to real estate evaluation, able to find real estate business of listed companies, problems existing in China's real estate industry will help understand the state of operation and its potential for real estate enterprises, but also improve the overall competitiveness.In this paper, we select our two cities, Shanghai a-share market of real estate of listed company as 22 home, with the help of SPSS software research sample selecting proper financial indicators, using the principal component analysis of Chinese real estate boss of the company's financial results for empirical research, in to our country estate of financing performance of listed companies on the basis of comprehensive analysis, find real estate listed company overall existing problems.First, in the analysis of the current policy of real estate in our country, on the basis of enterprises at home and abroad are summarized the performance evaluation theory and China's real estate finance research status of performance evaluation, this paper expounds the significance and the goal of this paper, the research content, research methods. The second chapter first introduces the characteristics of it in real estate industry and real estate companies, as well as financial profile of the concept and the performance evaluation of several elements and compared classic financial performance evaluation methods were reviewed, only use a variety of evaluation methods for comprehensive method, can make comprehensive financial performance correct assessment. The third chapter basically introduces the characteristics of real estate industry in China, the development condition, and are currently facing problems. Analyzes the impact of financing performance of listed companies of real estate evaluation factors and real estate listed companies, the necessity of financial performance evaluation. The fourth chapter, the listed company from real estate of the actual conditions, establish real estate listed company financial performance evaluation index system, this chapter from short-term solvency, long-term solvency, asset management status, financial profitability ability, enterprise development capability and cash flow in six aspects, construct the performance evaluation system of real estate listed companies. Last, this chapter pick the 15 financial index as the basis of this analysis, using principal component analysis and use of SPSS software listed company real estate of financial performance of objective in 2010, comprehensive evaluation in China, and puts forward some Suggestions to promote the rapid, healthy development of real estate industry.
