With the real estate market in China has gradually established and perfected system, as an intermediary service industry of real estate valuation in the real estate market play an increasingly important role, and the increasingly wide range of services; real estate appraisal helps to to promote the normalization of real estate prices to protect the real estate fair trade, a healthy real estate market system and a fair and rational trade order. At present, China is still exploring the theory of real estate appraisal stage, diversified real estate appraisal needs to expand, and thus actively explore more scientific methods of valuation has important theoretical and practical significance.This paper constitutes a theoretical point of view on real estate prices, classification, factors affecting the real estate prices, real estate appraisal principles, procedures and basic methods were discussed, and analysis of the most common and most fundamental and important one of the methods of valuation-the market comparison approach, discusses its difficult problems.This paper focuses on the improvement of the market comparison approach for the exploratory study, for market comparison approach to science that exists in the selection and valuation of the object most similar to the comparable example of an instance of how to improve the comparable accuracy of correction factors and a reasonable valuation of the results to determine the final issue, the valuation process using the improved method of quantitative evaluation of expert scoring of quantitative indicators of factors, with comprehensive integration weighting method, the additive method of integrated indicators of factors enabling empowerment, and the application of the weighted average assumed weight evaluation method of comprehensive evaluation index, and this method is applied to two real estate valuation cases, theory and practice proved this method to improve the market comparison approach to improve the rationality and valuation results credibility.
