Research On The Real Estate Development Enterprise's Core Competence Evaluation Based On GRAP-SVM

As the important part of national economy, the real estate industry plays an important role on not only the national economic growth, but also the strengthening of comprehensive national strength. After 20 years of development, China's real estate industry has got remarkable achievement, and it is in rapid development period. The real estate industry has large overall demand and wide market prospect. Real estate enterprises face both opportunities and challenges with the industry's development. In recent years real estate industry's competition is more and more fierce. How to obtain a sustainable competitive advantage and improve their own core competence to gain some market share is the pressing requirement for real estate enterprises.Based on the real estate enterprises'actual situation, taking real estate development enterprise's core competence as the research object, this article analyzes features, elements and intelligence evaluation model of which. Firstly, according to the value chain theory and the characteristic of real estate enterprise, this article constructs the value chain model of real estate enterprises. Secondly, combining the knowledge capital theory, this article analyzes the real estate enterprise's knowledge capital, and applies the value chain model to real estate enterprises'knowledge capital. Analyzing the core competence's elements of real estate enterprises from knowledge capital perspective, establish the core competence evaluation index system. Then, using the grey relation analysis approach to judge the relevancy between each index and core competence evaluation results, this article extracts the major influence factors of core competence. Use SVM theory to construct core competence's intelligence evaluation model. Finally, using the intelligence evaluation model, this article takes real estate development enterprises in Hebei province as the example for empirical research.The analysis and research of core competence's composition and evaluation can make the real estate enterprise correctly understand their own core competence condition, and find effective ways to improve its competitive advantage in order to ascend overall competitiveness, which has certain strategic significance to the expansion of China's real estate enterprise.
