With the start of China's commercial real estate, residential consumption has become the most important commodity in ordinary family, and the price of commercial residential buildings has become a matter of concern that in the social. The price of real estate companies develop marketing is very necessary, it is not only accepted by buyers, but also can ensure good economic returns. Therefore, this paper hopes to provide some pricing advice for real estate. Through research the price of commercial residential buildings to promote the concept of the marketing to further development.Researching as follows:Firstly, understand the characteristics and price of commercial residential buildings, and then know the special nature of commodity housing prices. Secondly, pricing practices of the entire process introduced one by one, and select the method of market comparison pricing in the pricing process. And then found the use of this method in our state lack of objectivity at this stage, so proposed the use of the fuzzy mathematical method. The first time used optimal method selecting comparable items, choose the method of closeness select the closest item, and through the index translation method to calculate the reference price. Finally, using an example of this method to proving its feasible.The innovation of the major papers in the following areas:(1) Using optimization method to select comparable projects. The most important thing to use the method of market comparison pricing is select similar items. Because the index system is not perfect, pricing staff will be very subjective personnel when they identify similar projects, so that it will affect the ultimate outcome. The optimal method can make up for the subjectivity during selecting items, and provide a good scientific basis for the next step.(2) There are many alternative projects in the same area. Combine the optimal method with the closeness, both ensure that the process of pricing is very scientific, and the calculation can be reduced. The final result both in the terms of selecting comparable items, and by the closeness calculation to find the best items are very close to it, so that the final reference price will be more convincing.
