The financial crisis increased by the sub-loan crisis caused great loss to the global economy, the risk management of real estate loans become to the research object of the scholars once again.At present, real estate loans take a great part of the commercial banks, but credit risk is scattered in all branches, the general credit data is difficult to control for the head office.In view of this situation, this paper discusses the risk prevention of real estate loans from the perspective of centralized management - that banks prevent the real estate risk through professional management, professional examination and approval, gathering the amount and the credit information.The centralized management experience of foreign banks and the reformation of China Minsheng Banking Corp., LTD show us some tips:founding the real estate finance division, the branches of which responding for business promotion and reporting to the head office, while the headquarter controls all the approval work, in this way, the headquarter can control the bank's real estate credit information and can make preventive measures early.This was followed by a simple dynamic game analysis of the bank and the real estate companies, after joining the centralized management, the equilibrium of the game has some improvements, centralized management has its advantages in practice and in theory.Also, considering the limitations of the game that only has research on the individuals, the paper give a corresponding supplement of the systemic risk of the real estate industry.According to the research on the centralized management, the article concludes that commercial banks should make centralized management reform for the real estate industry gradually.Different commercial banks need to adopt different reform strategies.Large sized banks are recommended to take" progressive reforming of division system "; while small and medium sized commercial banks can take reform from top to bottom.
