On the basis of international experience, there will be a rapid and steady progress of urbanization with the development of the economy that has been confirmed perfectly in our country. Along with the fast development of the real estate market in China since 1998, the real estate industry does a lot to develop the economy and to improve people's living standard. As one of the distinctive industries, the real estate industry increasingly has been a major industry in the nation's economy and a new consumption point. The real estate industry is a capital-intensive industry; there is a natural connection between the financial industry and the real estate industry. They rely on each other and none of them can be neglected. The first real estate loan was provided by China Construction Bank in 1985. Ever since then, the real estate industry in China has gained a lot of financial supports from banks. While the industry of real estate is gradually becoming the mainstay industry and a new economy grow field. We can say the real estate and financial industry, they rely on each other and none of them can be neglected, which are the important impulse of economy.But, the expansion of the real estate sector in recent years has owed a lot to the bank financing. In this process, if the bank can not distinguish and control the risk effective, the risk concentration in banking sector will become a serious problem, thus the study of it is necessary and important.Then, what's the effect of the real estate loans? How does the risk of the real estate loans come into being? As a modern bank, how to control the risks derived from the real estate loans? How to solve these questions is the main purpose of this paper. The writing of this paper is based on this thought. Through the whole paper, the writer, from the bank's angle, try to find out what is affecting the real estate loans, and how to avoid and control the risks derived from the fluctuation of real estate industry by the bank's reform and innovation.
