With the deepening development of China's real estate, residential real estate and commercial real estate difference gradually recognized. As can best embody the characteristics of the forms of commercial real estate development--urban complex, increasingly catch the public's eyes. As a gradual rise of commercial activities, how to locate, how to develop, more importantly, how to evaluate the investment value of an"urban complex"project's. No agreement, it is only beginning in China, there has long way to go.This artical is to clarify the people's concept understanding on"urban complex", and how to develop and run the urban"complex"project. Through analysis, analytical model of how to judge the investment value of an"urban complex"project, combined with"shopping district"theory, the turnover of investment evaluation model, and based on this, build a comprehensive evaluation model. Finally, an example of Xuzhou Shimao Plaza for the case study .The innovation of this artical is based on the proven theory of the"shopping district"to research the investment value of projects. Based on the theoretical model of the traditional business district theory, we propose a simple method of evaluation and analysis of turnover; for single, one-sided, a comprehensive evaluation and analysis system is given, which innovatively provided some new methods and ideas for the analysis of investment.
