Research On China Commercial Real Estate Market In The Economic Transition Period

These years commercial real estate is developing prosperously in our country, and this paper is a multiplex research on it. A serious of issues on the cooperation of real estate agents and retail agents are discussed with the combined method of theoretical analysis and case study.Commercial real estate keeps a high speed of increase. However, lots of problems exist such as the disjoint of real estate and commercial enterprises, too many repetitive constructions, lack of fund. One of the origins of these problems are the traditional cooperative patterns, which will be improved by changing the relationship of real estate and retail agents from disjoint to an organic cooperation.With the concepts of network effect and positive feedback we explain the cluster of consumers, expansion of commercial circle and so on. Further more, it is concluded that the aim of the cooperation is to lock the commercial activities into positive feedback. Helped by a cooperation game model, the relationship between the real estate and retail agents is presented, that is, cooperation on one hand, a profit distribution on the other hand. In addition, the relation between the stability of cooperation alliance and profit distribution is discussed.Nanjing neo-city square is a shopping mall in Hexi city zone, which is the object of our case study. These issues are investigated, as location, market orientation, project design, cooperation pattern, profit distribution between the cooperators. In this case, almost every operation of the Commercial real estate is around the cooperation, and the choice of main shops affects directly the efficiency of commercial activity and profit distribution.Many new economic phenomena will appear when large-scale real estate and retail agents join in the commercial real estate. A brief expectation of the future trend is presented at the end.
