The Research On Fluctuation And Governance Of Commercial Housing Price In China Cities

Based on the reality of commercial housing in China cities, this dissertation makes a research on the reason and governance of housing price abnormal fluctuation according to the main theories and empirical results in this field home and abroad.Firstly, this dissertation gives a new paradigm of housing price study on the basis of the main theories and methods in this field. It's the middle-range paradigm between the personal-behavior paradigm and the product-variance paradigm.Secondly, this dissertation concludes the main factors influencing housing price according the classification of fundamental factors and non-fundamental factors.Thirdly, this dissertation gives the empirical model of housing price fluctuation and concludes the main reasons of housing price fluctuation in our country.Last, to the conclusion of negative effect and governance experience of housing price abnormal fluctuation home and abroad, this dissertation gives suggestions on the governance over housing price abnormal fluctuations in China.
