With "Reform and Open" policy executed in our nation, the market of real estate is booming up in these years, Especially in Shanghai market that acts as the pioneer of economic development. Shanghai has already taken real estate-industry into "Six-polar industry" with uprising economic position of real estate industry in general domestic economy. Overall, real estate industry in Shanghai maintains a healthy development tendency, a balanced supply, demand and a prosperous market with a good expectation in the future.In the meantime of real estate development, government issued a series of macro adjusting reform execution to ensure a continuous healthy situation of this industry, which seems great importance to pricing tactics of housing of real estate company. Reasonable pricing tactics directs sales speed of housing capital recovery to maximize benefits of real estate company, which shall follow 4P theory in the process of housing development and slowly transform 4P into 4C fully consideration from the factors of product, price, promotion & place to customer cost, convenience and communication before designing a product that reflects both the nature of human being and the developable.This dissertation, based on the theory methodology pricing strategy, systematically briefs kinds of measure of house pricing and its advantage and disadvantage comprehensively discusses problems of house pricing with the practical circumstances of Shanghai JinHai Real Estate Development Company, and formulates a suitable pricing tactics that remedies the loss of construction project in the initial stage. There emerges some common problems in the nonce pricing formulation under current economic environment, by the evaluation and analysis of JinHai Real Estate Company's pricing tactics and raises some constructive measures and methods. All these recommend usability in the pricing strategy of Real Estate in the future.Chapter One is an index part, mainly introduces the research problems and backgrounds of this dissertation.
