From 2001 to 2005, with the further development of the real estate market,the sharply rising housing prices attract the"real estate bubble controversial"universal concern. Although the effects of the real estate can lead to spur economic growth, but also ridden with hidden dangers. Under certain conditions, the real estate can turned into speculative goods, similar to the stock. Have great relevance to the finance, once the real estate in crisis, it can easily develop into a financial crisis, and can easily lead to overall economic shocks. For the speculative real estate market conduct, regulation is necessary, and for control of speculation,it is important to define reasonable speculation and realize the causes and mechanism of speculation.The whole paper is divided into six parts.
