In the middle 90s shopping mall is introduced into our country, which brought about investment fever in 2002. During the 10 years development, some understanding have become to unification, but in the Chinese localization and industry turn still immaturity, practice also appeared not a few problems. This thesis aims to draw lessons from the development experience in the Euro-American and national shopping mall, and the summary from native development experience of success and failure in shopping mall precepts, in the foundation with academic analysis and the substantial evidence research to find out the key success factors of shopping mall develop, and consider the strategy of localization and industries of shopping mall develop.First, the development history, type, output condition and affect of shopping mall are summarized, and the essence characteristic and meanings of the shopping mall are analyzed. Second, the closely-related macroscopic background factors with shopping mall and concrete shopping mall development key factor within process are analyzed. Combining the already theories about success and failure of shopping mall development, the key success factor of the shopping mall development system is set up. At the end of the thesis, basis on of the individual cases analysis and the substantial evidence research about shopping mall, the accuracy of the key success factors of shopping mall are demonstrated and the opposite important degrees of the factors are arranged.The research expresses: there is a very big space for shopping mall development in our country, but some problem also exist, as the principle is not will understood. In addition, all kinds of shopping mall begin with the need of retail. Different mall have different key success factors. Investors who recognize pure shopping mall, joining together the key success factors of different type shopping mall, valuing profession performance, enhancing the business management with brand developments, holding tight the opportunity of shopping mall development, can realize the success development.
