Although the real estate in China grows rational, the risk and benefit exist simultaneously. Being an important investment tool, real estate widely depends on scientific decisions and rational judgment in debasement of investment risk. This essay has a full investigation about the project of Pan-China·the First Town at the angle of market analysis, consumers'buying behavior, oriented market, economic benefit estimation and risk analysis. It helps to enterprises'investment decisions.The study shows that the investment of Pan-China·the First Town is feasible. it is embodied by the followings: First, under the situation of macro adjustment, the real estate market in Zhoukou City still has an excellent state; Second, contrast to the main competitors, Pan-China·the First Town has a strong advantage; Thirdly, this project can bring a good economic effect and it is anti-risky. Fourthly, this project is socially effected and good to environment.Through the discussion of this paper, it can be believed that to make the project more favoring the developer of real-estate should take some steps ,such as enhance the harmony of outer relationship, improve the design of products, construct corresponding market channel and give the project manager more rights and so on.
