Realty investment is a fund intensive industry.It has the character of large funds,long periond,high risk.It is the pillar industry of our country , it also has the positive effect in national economy.But being along with the standardizing the finance market of realty and raising the threshold of loan in the realty , most realty enterprise are in short supply of funds,therefore ,they began to search the new way to raise funds.Then as an important financial channel of realty industry, a new securities product to REITs has gained rapid development in the securities business inside and outside the country in recent years.Analyzed the state of quo real estate finance, draw on the experience of the foreign REITs on the real estate finance, the paper draw a conclusion that our country has possessed the market environment that develops RETTs products, and that it is a good way to adopt LPFs.It may upgrade the capital market, that may cut down the burden of the real estate in the bank, that may attract the investor. At the meantime, that may transfer of the real estate business from construction, selling to management and administration over a long period of time.The paper analyzes the background and condition of GZI Real Estate's LPFs, concludes its working including the organized system, specialized management, free transfer, Portfolio,beneficial tariff,effective supervision and control experience and difficult. The paper prides into how to get up, how to run, prides into the law and system. Lastly, the paper is useful to get up LPFs and fix position in china.
