As a basic finance industry of national economy, real estate finance has gradually become a high connection with other lines of business or departments and had been decided as a new growth dot in China's economy. Meanwhile, real estate finance is identify-collection finance. Having enough funds is critical to the development of real estate finance. With the continues changes of investing and financing system of China, real estate finance faces the more and more difficult challenge. At present, china has not established the perfect real estate financing system. How to resolve the fund difficult of developing the real estate finance, finding the best financing combination and establishing the multi-ways real estate financing system is the important issue of whole finance.This thesis aims at the fund demand of Chinese real estate finance and tries to draw a real estate financing combination which suits to the conditions of china to develop real estate finance and national economy at the basis of the best financing combination theory. Through addressing the characteristics of real estate industry in China and its financing approaches, this research analyzes the concepts and classification of the financing approaches of Chinese real estate enterprises. This research also reviews the history of financing approaches of Chinese real estate industry and analyzes various gains or losses of margin means and its maneuverability in a specific way, concludes the problems, the financing-decision principles and the correlative factors influencing the financing-decision, such as its purpose of financing,the capital cost of financing,the financing risk,its scale and brand and framework so on. In the end I design the most suitable financing combinations aimed at different periods of real estate development, different real estate projects and different scale real estate enterprises. At last I analyze a case of ShouChuang Company to identify the designed financing combination's reasonability, additionally, the realization of best financing combination is a systematical project including the real estate enterprises, the financing organizations and the government.
