The real estate industry is one of the pillar industries of China's national economy.As a capital-intensive industry,it is closely related to the financial market.But the unsound real estate financial market will slow down the development of the real estate market.With the development of economy,the country has made a series of macro-control measures on the real estate industry.In particular,in the past two years,the financing restrictions on the real estate industry are more stringent,and the threshold of land and financial credit has been raised,which leads to the real estate industry into an unprecedented capital dilemma,especially for the small and medium-sized enterprises.Therefore,it is necessary to study financing strategies suitable for the small and medium-sized real estate enterprises,which can not only help them out of their financial difficulties,but also be conducive to the healthy development of the real estate industry.This paper takes JC Real Estate Company as the research object,uses comparative analysis method and case analysis method,compares and analyses the advantages and disadvantages of various financing channels,according to the financing environment of JC Real Estate Company,combines with the company's own situation,and based on the forecasted demand for project investment funds,analyses the financing methods that JC Real Estate Company can adopt,and formulates three suitable financing methods.The financing portfolio scheme of capital calculates the financing cost of each scheme,explores the financing portfolio strategy suitable for the size of the company,and gives the guarantee measures for the implementation of the financing portfolio strategy.The innovation point of the paper is based on the analysis of the current financing situation of JC Real Estate Company and the choice of various financing methods,to make the best financing way suitable to the characteristics of the combination of solution.The paper provides an example to help resolve the single problem and the lacking design problem for the whole company's financing way.In addition,the case analysis of the financing strategy of JC Real Estate Company is helpful to other real estate enterprises.
