These years ,the real estate of China develop fastly. In order to avoid the hidden trouble of real estate passing to commercial bank and to prevent the real estate foam, the relevant supervisor made a series of new credit rules of real estate and tightened the fund chain of real estate .Because of the money market of real estate have not opened totally in China, there is little finance tools except bank credit. The rise of credit require narrow the real estate's financing channel and increase the fund cost. REITs is a possible financing means for the real estate except bank credit. On the basis of making sure the relationship of the REITs and securitization, this paper perfects the definition of REITs in China. Combining the situation and economic environment of china with the REITs theory, this paper offer some suggestions for the development of REITs in China. This paper analyze the problem of the development of REITs in China and bring forward some countermeasures to make the foundation for development of REITs in China.The paper is divided into five charpters in construction. Charpter one introduce the relevant theory of the REITs . Charpter two narrate the REITs in China . Charpter three deeply analyze the problem of the development of REITs in China. Charpter four describe the experience and inspiration of the REITs in foreign countries. Charpter five give some countermeasures for development of REITs in China.
