Research Of Real Estate Firm Target Cost Management

In recent years, with China's real estate recovery and rapid development, the investment in real estate development projects has been increasing year by year. The number of real estate firms is increasing, the real estate market competition is becoming increasingly fierce. How does a real estate enterprise in the fierce market competition survive and develop, cost management will be a key factor. Firstly, this paper analyzes the current real estate market situation in the background that the state has increased the intensity of macroeconomic regulation and control. Against factors such as real estate crunching to root, monetary tightening and changes in the market, real estate firms are facing a new situation. In order to develop healthy, the current real estate development enterprises need an efficient cost control methods for cost control, to meet the fierce market competition. This paper then analyzes features of real estate development projects, analyzes the problems in the current real estate cost management, considering features of target cost , the paper views : real estate development projects should be used to the target cost management methods ,which has expanded the connotation and extension , which contains a market-oriented principles, customer satisfaction principles, the full cost management principles, cost-effective concept of management principles and the principle of origin cost management. As well as real estate enterprises how to implement target cost management, this paper discusses in detail. Subsequently this paper analyzes a typical case, which demonstrates the view of this paper. The typical case has a good reference to other real estate enterprises .Finally, the paper summarizes conclusions, and points out some deficiencies of the thesis .
