The people have up-and-up requirement to the real estate along with the highly and steadily development of the economy in our country since the reform and opening policy was applied. The real estate industry occupied an important status in the national economy, and gradually become a mainstay of the economy. Presently, the function of the real estate market in our country was mainly regulated by the government, and the normative real estate market has not reformed yet. As the source of real estate market, the land market attaches an extreme importance to the real estate market. Impending discussion about the operation mechanism of the land market to the real estate market should be executed since the real estate market changed its market system from planned regulation to market regulation as primary mechanism along with government regulation in order to establishes a market mechanism that accord with realistic situation of our country as well as comply with the economy rules. The paper launches research to the interaction mechanism of the real estate market under such background, has an important theory significance and practice significance.The goal of this paper is to explore the interaction relationship and mechanism of the land market and the real estate market for the sake of establish a normative real estate market in our country and provide advisable theory evidence to macro-regulation policy.The research object of this paper is the land market and the real estate market. Through utilized four quadrants model and the analysis method of quantity economy, the paper has carried on the analysis to its interaction mechanism, completing main research and result as follows: (1)Through the analysis to the land market and real estate market movement, obtains the mechanism of the supply and demand rule and the price formation. Pointed out that the price of the land market is mainly decided by the demand, yet the real estate market price should be decided together by the supply and the demand.(2)Discussed the relationship of the land-value and the real estate price, and has analyzed the influence factors about this relation.(3)Through stoichiometric relation analysis on the land market and real estate market, constructed a four quadrants model for the land market and the real estate market. And use four quadrants model to analyze the conducting mechanism and influence factors of the land market and the real estate market.(4)Pointed out that land supply and the real estate price present a positive correlation; Along with the city development, we may use less land supply to regulate the same price increase of the real estate.(5)When the demand are invariable, in the condition of depress the tax tariff, the land-value and land supply are invariable, but the real estate price reduce; When enhances the tax tariff, the land-value and land supply are invariable, but the price of real estate rise. When the demand are increasing, in the condition of depress the tax tariff, more lands supply will be needed to balance the rising price of the real estate; When enhances the tax tariff, it may balance the price rising of the real estate with less lands supply.(6)When the capacity increase (or decrease), the land supply, land-value and the price of real estate all decrease (or increase).Also, the range of real estate price change aroused by the capacity is increase because the relationship between the land-value and the price of real estate is altered. (7)Take the regional market - Shanghai real estate market datum as an example to give a quantity analysis. Take interaction mechanism of the land market and the real estate market as a foundation and put forward a policy proposal concerning with scientific regulation and administration for the government.
