Study On Relation Between Yanytze River Delta Area's Urban Settlement Environment And The Commercial Residence Price

In 21st century, with the fast industrialization and urbanization of Yangtze River delta area, the construction of urban settlement environment there have been facing great challenge. At the same time, the prices of commercial residence go on rising fast and its rationality is disputed. The quality of the urban settlement environment and the rationality of the commercial residence price affect investment from other areas and introduction of talent. Furthermore they will endanger economic and social development in city of Yangtze River delta area. After analyzing the research on the urban settlement environment and commercial residence price, we will find the obvious relationship between them, but the research on them is few at present. So quantitative study on the relationship between the urban settlement environment and the commercial residence price in Yangtze River delta area, is meaningful in theory and practical fields.The paper deeply analyze the theory and the evaluating measures of the urban settlement environment, which have been studied by professionals worldwide. According to the actual situation in Yangtze River delta area, The paper sets up the evaluation index system for the urban settlement environment with the help of the analytic hierarchy process (AHP), which included the economic development, social progress, foundation service and logical environment. Then, the paper analyze the data of two provinces and one city from 1995 to 2004 and of 16 modem cities in 2004 in Yangtze River delta area by using the principal components analysis(PCA). Based on the research above, the paper sets up the mathematical model to study the relationship between the urban settlement environment and commercial residence price. The result shows that the quality of the urban settlement environment decides the commercial residence price. Finally, the article presents some recommendations on policies and measures which are concerning on the coordinated development of the urban settlement environment and the commercial residence price.
