As the central part of Peal river delta, Shenzhen has significant advantage in regional economy development. Recently, with the establishment of economic circle between Shenzhen and Hong Kong, the convenience improvement by 24hrs bordering between Shenzhen and Hong Kong, Moreover, the opening of the western bridge, etc., the application all these projects will bring Shenzhen more development and also promote Shenzhen be more important in this region!The market of Shenzhen real estate is becoming relatively mature along with the 20years'development, but the competition is also becoming tougher and tougher. How to keep development or even existence is the top issue that each company faces at this time. In order to win this battle, the author believes the key is to improve project market planning.Firstly, this article introduces the related theory about the real estate market, and then analyzes the macro-economic condition and the regional marketing characteristics. By using the tool of "SWOT", it gives us a clear idea about the advantages and disadvantages for the subjected project. Secondly, according to those characters, it explains how to set up the target customer and the marketing positioning as well. With regard to national policy, this article gives introduction and methodology accordingly on how to ensure a project be accepted by customers during the periods of project market planning. At last, according to the life cycle theory, it tells us the strategy use during the each marketing stage, the first periods, the middle and the last periods. Combining the actual situation, the author also gives us the details by taking application and analyzing of the subjected project.With the price increasing, the author believes that the marketing of real estate has been developed to the era of marketing for each single project. Only taking innovation to improve the project level, it is possibly to get win in the marketing competition.
