As a new financing tool, Real Estate Investment Fund with good properties and a high rate of return to investment is becoming increasingly important in the stock market.Real estate industry of China is excessive reliance on bank loans, its channels of financing are very narrow. The real estate industry urgently needs diversified financing channels with stable development. Moreover,the central bank introduced many monetary policies to tighten bank credit to the real estate business, which made the financing of the real estate industry more difficult. It is necessary to open up new channels of financing real estate for the real estate enterprises and financial institutions, suddenly, Real Estate Investment Fund is an issue. All these signs and market demand the emergence and development of Real Estate Investment Fund of China is the trend of the times. Many overseas countries have more mature development of the Real Estate Investment Fund, however, in China, the laws and regulations related to Real Estate Investment Fund have not been published, it is insufficient for the development of Real Estate Investment Fund in various, therefore, we should study overseas mature experience and do some research for the environment and conditions of Chinese Real Estate Investment Fund development. So the study has the more profound practical significance. This paper elaborates the viewpoint from the following several aspects: The first part, introduces the significance and purpose of this paper; The second part, introduces the current development of the foreign and domestic Real Estate Investment Fund and analyzes the problems that exist; Third part, comparative analyzes mode of operation of Real Estate Investment Fund to find that suits the actual conditions of China to explore investment mode of operation; The forth part, our government must consummate some systems to develop Real Estate Investment Fund at present, these systems includes real estate investment portfolio theory, real estate assessment system, real estate and financial systems. The fifth Part, proposes the national policy and the suggestion to have an analysis about Real Estate Investment Fund of the tectonic environment.
