Supply chain management came from the theory of Just in Time and logistic management. It has been widely used in the manufacture industry as it can cut down the operating cost; reduce the operating risk and promoting the cooperation among the stakeholders of the industry. From the end of 1980s, as the increasing limitations of traditional management mode, construction industry began to adopt supply chain management and achieved really good effective. This thesis mainly analyzed the Strategic Partnership in construction industry supply chain, and discussed the following issues: why the Strategic Partnership generates, how to maintain Strategic Partnership and how to choose a suitable strategic copartner.At first, according to transaction cost theory, the cost reductions and corporation relationship of Real Estate Enterprises and Contractors after establishing Strategic Partnership were analyzed. Then field survey was used to prove the conclusions of theoretical analysis. The results demonstrated that Strategic Partnership not only can reduce the transaction cost of cooperators, but also can improve cooperative relationship and increase degree of confidence between each other.Meanwhile, the long-term stability of Strategic Partnership between Real Estate Enterprise and Contractor was discussed with game theory, and quantify description was observed. The inherent mechanism of long-term cooperation and betrayal was described in quantitative. In addition, the relationship between the frequency of betrayal and transparency of information, anticipate times of enterprise take part in cooperation, recover speed of credit were analyzed in quantitative.Finally, based the information asymmetry, the thesis studied issues of selection of strategic copartner. By applying the mechanism design and revelation principles in game theory, designed a payment contract models contain three elements: basic fixed payment, reward and penalty. Contactors were classified into 8 types by quality, cost and construction period. Relative to each type, it designed a payment contract model for Real Estate Enterprise to choose Contractor in the condition of information asymmetry. Then, according to the data of field survey, analyzed the payment contract model designed in this research and gave out clearly specific evaluation procedures.
