Costs And Expenses Study On Residential Real Estate In Beijing

The real estate industry, one important basic and leading industry in the national economy, is stimulating economic growth significantly. In recent years, discussion as to the existence of "profiteering" in real estate industry accompanying with soaring housing prices has become one of the focal issues of social concern. While the public would like to know the costs & expenses of residential real estate in order to determine whether there is a profiteering, real estate developers have not the obligation to expose such information. Therefore, based on public data and surveys, this study analyses the costs & expenses of residential real estate in Beijing by focusing on the common residential real estate acquiring land use right through "Bid Invitation, Auction and Quotation". This article first defines the contents of development costs & expenses of residential real estate; then collects and processes sample data on the base of related assessment or estimation methods; then conducts analysis including: the costs & expenses structure of housing price, the relationship between costs & expenses and housing price, the stakeholders analysis, as well as the profits analysis; finally draws conclusions and makes recommendations.
