In recent years, because the national economy increases continuously, the level of people's life raises increasingly, the commercial real estate has been developing quickly, more and more investors throw the vision to the commercial real estate. Therefore, how to make the investment get the good profits is the problem of the large investor concern.Currently, the scientific study stage of the commercial real estate of our country still is placed in to relatively fall behind. First of all, qualitative analyses of the commercial real estate is more, but quantity analysis of it is lack, and how to make use of the mathematics model of quantity index to estimate the commercial real estate; Secondly ,study of the commercial real estate lacks the scientific theories of the overall system and practice experience ;Thirdly, there are too much discussion on plans of the commercial real estate while less on the value influence factors of its deep hierarchy. Finally, commercial management and the working mode of the commercial real estate are short of scientific discussion and summery. In view of the status quo of the scientific research of the commercial real estate, this paper tries to establish continual subordination function by using fuzzy mathematics, make use of mathematics method to judge the value of the commercial real estate, make its research results are more reasonable. In the evaluation of the value of the commicial real estate, the niche factor, item oneself factor, economic factor and the population factor...etc. are important influence factors of the commercial real estate. Relative to the residence real estate, the development of the commercial real estate is later, roughly speaking from the 80's in last century , so this paper looked back the development process of the commercial real estate, it is divided into four stages : germination period, development period, growth period, reasonableness period, on top of, this paper detailed the classification and the working mode of the commercial real estate ,and the main reasons of recession of some commercial real estate at present stage .The commercial real estate develops from past to today, some governors of real estates who have the economic power are becoming to aware of the whole value of holding the commercial real estate .There is another kind of mode that is welcomed by governors of the commercial real estate , namely, " the order mode "was putted forward by Wanda real estate, this paper analyzed theadvantages of the order mode".This paper was detailed to elaborate the characteristic of the commercial real estate, worth theories of it and basic concept of the fuzzy mathematics in details, building subordination function with the fuzzy mathematics method establishment , using the level analytic method to determine the various components weight, carrying on the synthesis to gain result finally.At last, as the example, combining the certain commercial real estate project in Beijing carry through value fuzzy synthesis appraisal.
