Research On Commercial Real Estate Investment Decision Based On Extension Fuzzy Analytic Hierarchy Process

With the housing market adjustment and control policies, commercial real estate development fields become the developers’"cake". Because the local government turns a lot of land into commercial usage, and a large number of developers become "business" from "tenement", the competition of commercial real estate market becomes increasingly fierce. However, the commercial real estate project is of large scale investment and long investment recycle time and high investment risk etc., which make the investment decision of commercial real estate project is a complicated systematic project. Therefore, the research of commercial real estate projects of investment decisions from the standpoint of the developers has important significance in theory and practice.Through the research situation analysis, this article puts forward that the extension fuzzy analytic hierarchy process (ahp) method can be used in commercial real estate project investment decisions.From the commercial real estate’s definition, types, characteristics, commercial real estate, the concept and characteristics of investment, and the current commercial real estate investment decision-making problems, comprehensive analysis of related factors of the influence of commercial real estate investment decision has been made, and four commercial real estate investment decision index system of the economic benefit, investment environment, investment risk, competition ability have been constructed, as well as the commercial real estate investment schemes are compared and analyzed.Extension principle in analytic hierarchy process (ahp) is established, on the basis of commercial real estate investment decision-making model and the target strata, criterion layer, index layer and scheme layer have been determined. At the same time, the method of fuzzy comprehensive assessment of commercial real estate investment decisions scheme has been optimized.In order to validate the scientific and applicability of extension fuzzy analytic hierarchy process used in commercial real estate investment, a commercial real estate project has been set as an example, of which the commercial real estate investment plan has been optimized and evaluated.Based on extension fuzzy hierarchy process, the commercial real estate investment decision model is established, which is a scientific evaluation approach for commercial real estate investment decision. Especially, the extenics theory and fuzzy evaluation theory have been emerged into the analytic hierarchy process (ahp) to commercial real estate investment decision and optimization is better for dealing with the subjective judgment and fuzziness of index evaluation, making commercial real estate investment decision become more reasonable and can well meet the needs of the actual cases, also is directive significant for the commercial real estate development, making commercial real estate resources be more reasonable used as well as reducing the waste.
