With the continuous improvement of people’s living standard and accelerating urbanizationprocess, as a carrier services of commercial real estate is also developing rapidly, and the typicalrepresentative of commercial real estate including the shopping center, all over the country, theurban complex, shopping street, HOPSCA is constantly emerging. But as the commercial realestate’s location by offshoring from central city suburbs, the failure of the commercial real estateproject case is also increasing. Based on this the paper mainly business and profit model are themost perfect in China, also is the most typical commercial real estate shopping center as theresearch object of commercial real estate for the analysis of the location choice, hope to be able toincrease the likelihood of commercial real estate project success。This article mainly coastal lower-tier cities as the main body, the urban districts of thebusiness circle as the main segment in the county, the study of commercial real estate in urbandistricts and counties of commercial circle the best investment location. From the structure, thearticle first analyzes the basic concepts and development of the commercial property, from a macrobusiness factor, then the main medium of location factors, micro surrounding forms constitutefactor and the factor of urban spatial structure and has carried on the theoretical analysis,establishing index system, and then use analytic hierarchy process (ahp) and fuzzy mathematicsmethod for the building of the model, and finally to changzhou city, jiangsu province as the typicalresearch object is analyzed, finally obtained in changzhou district county which business circle isthe most suitable for investment in the business circle, gives his own conclusions andrecommendations.In this paper, through the study on the factors influencing the location choice of commercialreal estate, changzhou the GDP of each business circle area, the rent cost, competition intensity andGDP weights are significant, so commercial real estate investment location should be with themacro economic structure and consumer ability of the city, clear the spending power of variouscommercial circle and the layout of the formats and the adaptability of commercial real estate, atthe same time with the desired view of commercial real estate location selection problem, chooseto have development potential, to communicate with the government, makes the location choice ofcommercial real estate with good government overall city planning and layout, to better serve thesociety and people.
