The industry of real estate requites considerable investment.The capital resources of most real estate developers in china are mainly from bank credit.Their finacing structures are comparatively simple.In the recent yesrs,the macroscopical policies about real estate have been changed in China,which have brought so enormous impaction to the financing strategy.The stringency policy of Central Bank put more Chinese real estate companies in danger of capital lack.So,it is essential to establish a multiaspect and diversified financing pattern.It must be considerable for real estate developers how to ably use financing combination.On the condition of the change of macroscopical policies.the article analyzes the financing combination problem on the foot of real estate companies.Firstly,analyzing the characteristics of real estate financing in china today and comparing the advantages and disadvantages,cost and risk of financing approaches.Secondly,the real estate enterprises with different phase of enterprise life cycle stages,different scope,different developmental item and developmental phase,have a great different in choosing financing approaches.Base on the mordern capital structure theory,the article studies the finance scheme optimization methods of the real estate enterprises on different phase of enterprise life cycle stage,differet scope,different developmental item and developmental phase with quantitative analysis.Finally,the article demonstrate the optimization model of financing combination with frondose case.The purpose of this paper is to solve the difficulties because of the changes of national financial polities and the risks of funds shortage,to help real estate development enterprises formulate a multi-channel multimode financing strategy and promote the process of multi-channel multimode financing pattern.
