YF Real Estate Enterprise Financing Management Problem Analysis And Optimization Program

The level of development of the real estate industry determines the national economy influence to a certain extent,before and after 1990,the pace of development of China's real estate industry began to rise,its influence on the national economy increasing.Because of the high profit of the whole industry in these years,the real estate enterprise can only focus on the financial cost,which is closely related to the long-term development of the company.National regulatory authorities need to correctly guide the healthy development of the real estate industry.Based on the YF real estate enterprise as the research object,combined with the present situation of the domestic real estate development,using the relevant theories of financial management,the capital structure,the three aspects of financial risk and financing cost,research status quo of financing management of real estate enterprises YF,and aiming at the common problems of financial management,and the resolving measures,to guide the practice of enterprise in 5 years.This paper presents the optimization of capital structure,moderate development of the real estate project bond financing,and an appropriate increase in the proportion of long-term financing;reduce financial risk,increase cash reserves,improve the short-term and long-term solvency;control financing costs,improve the profit rate,so as to improve the enterprise competitiveness in the industry.The conclusion of this paper can provide practical guidance for YF real estate enterprise financing management,and provides a theoretical basis for improving the domestic real estate industry to improve its own financing management mechanism.
