| Through understanding the basis of Investment efficiency and Data Envelopment Analysis Method, the author brings DEA into the research on investment efficiency of residential districts, which provides the new thinking manner and evaluate way for the housing developers and government.In this study, the author makes a detailed definition on the investment fees and investment income. On this basis, the research analyses the factors of most investment. Normally, natural conditions, human resources, legal conditions for investment, investment scale and structure of investment, all of these affect the investment efficiency of a decision or enterprise in varying degrees. Based on the classification and comparison of various commonly used methods of evaluation, the study chose Data Envelopment Analysis (DEA) method as the main method to evaluate the investment efficiency of residential districts.This paper discusses the feasibility of using DEA to evaluate the investment efficiency of residential districts .Then, summarizes and analyzes six important factors which influence the efficiency mostly: the total market value of the land, the costs of building and installation, investment on environment, facilities fee, investment on intelligence and the brand of the project. On this basis, we establish the input indexes system for the DEA model. On the other hand, we chose the economic efficiency -- total market value and environmental benefits to society as the output indexes. In this way , the evaluation index system for DEA model has been established .Then, we selecte 20 residential districts as the sample, using the software DEAP to calculate the investment efficiency of them. At last, we got some DMUs which are more effective than others .And we give the suggestions to promote the efficiency of the less effective ones refer to them. Finally, the suggestions of developing the residential districts in a harmony way has been gived.The article brings the DEA into the residential districts, hoping to provide new intentional direction to the housing developers and government and set up more perfect evaluate system. |
