The research about the Urumqi real estate investment environment will produce positive effect on attracting real estate capital and the real estate capital transferring process to the west.Under these backgrounds, the paper introduces the conceptions and theories of the investment environment and the real estate investment environment, and analyzes the necessary to evaluate the real estate investment environment based on analyzing the domestic and overseas evaluation methods. The paper analyzes the factors systemically that influence the real estate investment environment and how they influence; the paper compares the evaluation methods from qualitative and quantitative stages and contrasts them from advantages, disadvantages and applicability. The paper studies the development actuality of Urumqi real estate market, points the problems in the development process, and analyzes the basic actuality about Urumqi real estate investment environment. Then the paper makes certain the Principal Component Analysis and the Clustering Analysis as main evaluation methods, constructs the evaluation factors system of Urumqi real estate investment environment, and quantitatively evaluates investment environment by SPSS. The evaluation results show that Urumqi real estate investment environment is in a comparatively high stage among eighteen west cities and Urumqi real estate market has a good foreground, and the results can be decision-making basis to improve Urumqi real estate investment environment and for the outside real estate capital transferring into Urumqi.
