The china has promoted the management of auction" since 2001 with policy of offering the land, the real estate develop enterprises have to obtain land from the open market, there is needs a study of the basis price of bid while the enterprise in the public auction and the calculation method.This text mainly discussed the price basis of bid for the real estate enterprise on sale and the quotation method for the maximum value of the land. Firstly, analyzed the method of the land trade, it matches England auction concerning sale theories, but according to sale theories, the competitor have to offer a price as to "private value" for himself then just probably obtain the article. So the enterprise take price as a purpose to quote a land, should estimates the "private value" of the land for the enterprise, also namely the maximum value. Then investigating factors influencing land value, detection the development value of land be decided by the value of finished real estate product on the land in the future, and the price basis of the land in bid—the maximum value just as nonce land value. Traditional assumption development method although tallied the development craft compare with real estate of process, but the method is a kind of static of the method ,isn't suitable for the maximum value of estimate the land. Finally, putting forward to -value assumption development method based on the traditional assumption development method, then gave examples of calculation and comparison respectively adopting two kinds of methods.
