| The tourism industry has developed rapidly in recent years with the support of national policy and financial support from different trades.While,various problems followed during the process of development and the particularly important problem is about the evaluation of land premium caused by the increase in land transfer.The current urban standard land prices are mainly including commercial land,residential land and industrial land;And the establishment of the benchmark of the price for tourism land,other public management and public service is not sound adequately.In order to meet the needs of economic development of current tourism and providing price basis for the land price evaluation,it is urgent and necessary to establish a benchmark price system for tourism land.Therefore,basing on the particularity of tourism land,and according to the combination of the evaluation methods for urban land level and land price standard,Taining Country which is called the World Geopark in China is selected as the study project in this research and the problems about the benchmark of tourism land price are deeply explored and discussed.Including the land grading,selection of sample points,consistency check and rejection of abnormal values,a series of problems about the evaluation of the benchmark of tourism land price are discussed in this paper,and some conclusions are drawn as:1)The foundation of the benchmark of tourism land price is the gradation of tourism land,and in the process of grading,the level of tourist attractions occupies a crucial position;2)Considering all the factors in the gradation process,the particularity of tourism land should be highlighted,thus,the scarcity of tourism resources,historical value and protection requirements for sustainable development;3)Attention should be paid to the transition of the levels of tourism land price benchmark;and it is necessary to link the tourism land price benchmark with the urban land grading in the urban land price benchmark;4)It is suitable to use the Cost Approach Method(CAM)when conducting the calculation of the tourism land price benchmark;5)The land level should be determined firstly and then followed the land price based on the different land-use when calculating the benchmark of tourism land price;6)The relationship between the benchmark land price and the different uses and the land price of different grades are expounded detailly in this research,through the comparison of the standard land price level and the actual land price at various levels. |
