China is a large agricultural country, and the agricultural land is the most important means of production. The land is always one of problems of troubling the country stabilization. The land market walks into the socialist market along with the nation ability and solidarity and the economic prosperity. But at the same time, it exposes out many problems, for examples land management system and evaluation system distemperedness, evaluation method limitation and so on, so the study of our country farmland evaluation must be enhanced.Based on the GIS and SPSS, taking the basic agricultural land price evaluation of Shenzhou for example the paper makes comparative study on the different evaluation methods and different math models in the tutor of《Regulations for valuation on agricultural land》, and analyses the basic land price reliability of different methods and math models, at last ascertains rational results, at the same time analyzing the relationship between land price and grade factors. And the study provides basic data for parcelland price, provides reference for the evaluation system rationalization, and promotes land market standardization and legal.The results indicate that the entirety sample linearity model is the most suitable model, and the price is close to the sampling point land price average method. And considering the sampling point land price average method takes the land price on the base of grading, but the linearity model establishes on the price , gradation indexes and ratio of produce and put, further more the sampling points are from gradation and have close relation to gradation index ,at the same time it imports a factor—the ratio of produce and put to token the farmers management level. So the paper establishes the entirety sample linearity model. At last the correlative analysis indicates that there are strong correlation between the road unobstructed degree, soil mass structural, central urban, surface texture and price; and the price has little correlation with irrigation water source.The innovations in this paper are the followings:1. This paper makes comparative study on the different evaluation methods and different math models, and imports a factor—the ratio of produce and put to token the farmers management level.2. The model explains the relationship between the price and quality, and we can conveniently figure out the price of any land price unit through this model, means zone land price. The method is more convenient than general method.3. This paper makes quantitative correlation analysis between the results and grading influence factors, and makes qualitative evidence in troth the weight of every factor from the results. |
