After more than twenty years' reforming and opening up to the outside world, the non-state-operated economy in China has made great progress with its unique vitality. As the construction market is becoming pluralistic, non-state-operated building enterprises gradually come into prominence, grow strong, and have their own space in the building industry, the leading industry in national economy. However, the road before the building industry, especially the non-state-operated construction enterprises is rather tough with the real estate market becoming saturated, the successive appearance of high-standard national policies for construction industry, and even the admittance of foreign construction enterprises. Therefore, how non-state-operated construction enterprises, from their own features, construct their unique and unduplicate key competitiveness of continuous superiority in fierce competition needs not only the non-state-operated enterprises' exploration in practice, but also the necessary guide from theoretical research.In this thesis, a complete new way is proposed to solve the problems mentioned above by applying the theory of key competitiveness to the non-state-operated building industry. The purpose is to improve competitiveness so as to win the competition in the market and solving their inner complicated conflicts through the establishment and improvement of the key competitiveness of non-state-operated construction enterprises.Based on large amount of data, this thesis organizes the concerned theories about key competitiveness home and abroad, and provides theoretical bases and tools for further research and analysis. After defining non-state-operated construction enterprises, analyzing their features, and collecting a great deal of data, the thesis proposes the components of the key competitiveness and the evaluation standard on non-state-operated construction enterprises by theories of economics, management and statistics. Then an experimental analysis on GM Group Limited is conducted and detailed ways of improving the key competitiveness are discussed. Finally some suggestions about fostering and developing the key competitiveness have been proposed at the end of this thesis.
