| In recent years, with the tighten land supply policy, the land price rises more and more, which lead to the increase of the land development cost and also the development risk for the real estate projects. Thus developers pay more and more attention to the location choosing of the development projects during the process of horse race to encircle the ground. Especially for these large scale real estate enterprises which focus on national cross-region development, excellent "land reserving" becomes their strategy problem for subsequent business and sustainable development. Thus the research for location choosing has important theoretical and practical meaning.Because of the regional condition differences between economic development structures in China, the key to the development of the housing project is the location choosing in local city. This dissertation bases on the research of the housing location theories, and makes macro and middle analysis and comparison, and sums up the main differences in the real estate development projects between the east, middle, and west part of China and other main regions. This dissertation expatiates on macro and micro aspects of the factors that effect the location choosing for the housing investment projects in China. On this basis, the writer clarifies the regional resource from macro and micro aspects for Changzhou Olympic garden projects and makes empirical analysis about different factors that need consideration in location choosing.Adopting empirical analysis, this research applies the location theory to the location choosing in housing development projects. Basing on vast cases and data collection, this dissertation analyses different factors that effect the location choosing for the housing investment projects and solve the problem that how to choose the best region in housing project investment. Thereby the writer arrives at the development location choosing strategies for the housing projects, and gives some advice for the Chinese developers during their location choosing in housing development projects and supplies some theory basis for the location choosing. |
