Study On The Order Cooperation Model Of Commercial Real Estate

The commercial real estate is a form of real estate which is used in the field of retailing, catering, entertainment, health-building service and so on, featured by large investment, high profit margin, high risk and long period for investment recovery. It has progressed a lot in recent years. However, because many developers of commercial real estate in China adopt the model of housing development, which can not effectively connect with commerce, bring about serious disjoints between commerce and real estate. The result is to lead to many problems, such as high vacancy rate of commercial real estate, lack of recruit investment, difficulty in attracting the talents and poor management. These problems severely affect sustainable and healthy development of China's commercial real estate. Therefore, it is urgent to innovate model of development and operation of commercial real estate, strengthen cooperation between developers and operators.This paper develops research from angles of value chain and strategic alliance. Firstly, the thesis puts forward the concepts of value chain structure of commercial real estate and strategic alliance of commercial real estate. Secondly, the thesis inquires into main reflections, reasons and possible risks of disjoints between commerce and real estate based on analysis of development course, present conditions, existing misunderstandings of China's commercial real estate. Thirdly, it analyzes reasons, advantages and disadvantages of Order Model on a basis of discussing the significances of innovating model of development and operation of commercial real estate. Lastly, as a part of practical research, it makes an intensive discussion on operations, advantages, disadvantages and immediate problems of Order Model of WANDA Group and Wal-Mart. Studies have found that Order Model can effectively solve the disjoints between commerce and real estate. Commerce and real estate are a contradictory unity. Only contradiction between commercial real estate and commercial operation is solved, commerce and real estate are allied, can the commercial real estate develop healthily.
