Commercial real estate in China starts late,But high development of social economy and city development which provide a good market environment for the rapid development of commercial real estate, in recent years, because of the influence of macro economic environment and national policies and regulations on residential real estate industry, residential developers have to transition into the field of commercial real estate to share a cup of a thick soup in the commercial real estate market.Commercial real estate is composite industry which is of the three characteristics of real estate development, commercial operation and the capital operation.It focuses on the long-term development strategy. The housing developers did not fully recognize and understand the characteristics of the commercial real estate sets,so it leads to many problems in the process of the current commercial real estate development. This paper which bases on the value chain theory comprehensively analyses the operating model of domestic real estate business,then puts forward the operation mode of commercial real estate standards under different environmental conditions,explores the present stage for domestic developers from the commercial operation pattern, and points out that "pure sale" model is not desirable, finally concludes that Hold mode is the the best choice of operation of commercial real estate,it has certain reference for the majority of developers.
