At present,our country city urbanization process is advancing,commercial real estate active things as domestic real estate field,it will be through continuous integration,real estate and commercial institutions com.,an important platform to build the commercial development of the city.The success of the business operation and prosperity,the general appreciation will bring about the commercial real estate,but with real estate to promote the realization of profit and reproduction,the benefit of the whole city economy and raising the level of development of the city,it is also quite important value.In recent years,due to commercial real estate investment rising,commercial real estate is received extensive attention,but the system emerging things in a certain extent,the domestic people generally unfamiliar,research papers and books related to the relatively limited.At present,research on the real estate business in domestic academic circles mainly concentrated on the traditional residential real estate,the systematic study of the large-scale commercial real estate development and operation of distribution,etc.are in the early stages.Therefore,this paper fully draw lessons from the existing research results,try to make a further study on the operation and management of commercial real estate in China from the perspective of value chain.This paper first expounds the background and significance of the study,combing the domestic and foreign scholars on the real estate business related theory,expounds the feasibility of Potter's value chain theory is applied to the field of commercial real estate management;start from the definition and the current situation of the development of commercial real estate,leads to the property sale,rental and sale of complete combination of rent analysis in business today real estate model;value chain perspective as a starting point,analyzes the operation mode of commercial real estate from the generation mechanism,into the use of value chain theory and assumptions,analyze several elements generating mechanism of commercial real estate operation mode;finally to domestic well-known commercial real estate developers Wanda Group as the analysis object,refining the Wanda Commercial real estate projects advantages and characteristics research on value chain,its merits in the process of construction.This paper draws on the findings of other scholars about the application of value chain in the field of commercial real estate,connected with the our society,the fortunes raise of our country enterprise culture,consumer preferences and other aspects,through the sale of the property,the rental of typical operation model analysis combined with the real estate,and points out that the realization process of the whole chain of commercial real estate based on the model,discussed the process chain of each participants to perform basic activities of the value chain,points out the importance of the value chain theory is applied to the whole process of the development of commercial real estate.
