On the study of the credit risks and risk control problems existing in the individual housing loan of the commercial banks in China, this thesis puts forward some countermeasures. First, the thesis elaborates theoretically the source of credit risks of commercial banks' individual housing loan and analyzes the content, targets, principles and procedure of credit risks management of commercial banks' individual housing loan, then demonstrates the formation mechanism and credit risks' factors, as well as the credit risks control problem and its source existing in the individual housing loan of the commercial banks. After this, I then combine practical work encountered in the case of individual housing loans of commercial banks in credit risk management and prevention work carried out in-depth analysis. Finally, some measures are suggested to improve the exterior environment of credit risk management of commercial banks' individual housing loan. The main conclusions and policies are as follows:â‘ conclusions:1) Various factors affect and decide the credit risk of commercial banks' individual housing loan, which can be categorized into four groups: borrower characteristics,property characteristics, loan characteristics and regional characteristics.2) Commercial Bank of individual housing loans by the credit risk management andinternal risk management weak external environment are not sound enough, the dual constraints.3 ) External environment is the imperfections of individual housing loans of commercial banks credit risk management major obstacle.4) At present, China's commercial banks of individual housing loans and credit risk management in the prevention of loans and credits in the previous session lack of a scientific and rational individual credit evaluation system, and the whole dynamic monitoring of funds early-warning mechanism.â‘¡Suggestions1 ) Strengthen individual housing loans of commercial banks in credit risk management and prevention. In the credits before the credit risk management of the science building housing loans personal credit rating system, strict credit approval pass, in the loans and credits in the following areas of credit risk management, and strengthen the use of the loan funds follow-up checks regularly to verify security , insurance, and the effectiveness of the registration, the establishment of the borrower's regular contact system; keep abreast borrower's repayment dynamic, real-time analysis of the borrower's ability to repay changes. At the same time should improve collateral disposal measures to protect the safety of the funds of commercial banks.2) Strengthen individual housing loans of commercial banks credit risk management external environment. Should start to establish a unified standard personal credit system, and improve the social security system housing start at the same time actively promoting the building of the relevant market and the building of relevant laws and regulations, and speed up the final individual housing loans related supporting system construction.
