Construct Theoretical Framework Of Individual Co-operative Housing And Study Its Application

In the past year 2007,the price of commercial residential buildings rising day by day, with a series of macro policies implemented in our country this year, the price has a little decline, but still out of the purchasing ability for common salaried stratum. As the establishment and improvement of our society supporting housing system, solve housing problem for a little part of low income family, but the government supporting is not enough, the most part of medium or low income family still live in renting houses or old buildings. In order to construct socialist harmonious society and improve people's living level, in some sense, the individual co-operative housing supports a feasible way for solving high price housing and medium or low income family living problems. It is well known that the individual co-operative housing has more than 100 years'history and made great contribution to solving the medium and low income living problems, they possess rich experience whether in theoretical innovation or practice operation, but the individual co-operative housing is just in initial stage in our country, it will expose a lot of problems and suffer all kinds of difficulties in operating process due to have no previous successful experience referred. Based on above three points, the author holds that construct a framework of individual co-operative housing suitable for our country and propose a kind of detail operating mode to instruct the participants how to operate in later.â‘ The main research contents of this thesis is theoretical innovation and practice operation for individual co-operative housing, by using investigation method, generalization method, qualitative analysis method and demonstration method, and refer to abroad successful experience, we conclude following research results:â‘¡Conclude that the commercial residential buildings and society supporting buildings are not enough to meet the demand for living by anglicizing and investigating the present situation of housing, housing growing speed, housing supply and demand among four municipality cities, and the individual co-operative housing is necessary for its existing and development.â‘¢Conclude a theoretical framework of individual co-operative housing and describe it in detail by studying cooperative economy thought and its development process, and refer to abroad successful experience.â‘£Conclude the origin of blocking individual co-operative housing and a feasible operating mode by anglicizing and studying the problems and difficulties appeared in operating process.Take the city of Wenzhou and Beijing for example due to their perfect market economy and the center of politics, economy and culture, respectively take two different properties of commercial housing and affordable housing as cases to discuss the practical application of individual co-operative housing.
