With the house price goes higher and higher, the system of security house has not established. In a way, as a fractionization and supplement of the real estate market, the individual co-operative housing has provided a practical choice to the low income families. As everybody knows, the residence has double attributes: commodity and sociality, the production value is great, and the development cycle is long; and in the view of the course and actuality of the individual co-operative housing, the new develop mode got lots of problems and uncertainties. Thus, in order to guide the participants of individual co-operative housing, it is very necessary to analyze and evaluate the risks of individual co-operative housing impersonally.The paper studied the risks of individual co-operative housing, adopted such research approach as literature search, document analysis, diagnoses, case analysis, establishing fuzzy comprehensive evaluation model, and the research results are as follows:①The paper has investigated and analyzed lots of individual co-operative housing projects, and summed up some conceptions as organization form, construction mode, development procedure.②The paper has launched analysis on the course of individual co-operative housing,which was divided into five steps, and detailedly analyzed the key risk factors which will be possible confronted in the steps.③Through referring and studying current risk evaluation processes, the paper set up the risk evaluation mode of individual co-operative housing, which was based on fuzzy comprehensive evaluation.④The paper took the project of individual co-operative housing in Wen Zhou as a case, divided the course of the project, analyzed the key risk factors that have already happened and will occur possibly in the steps. Through analytic hierarchy process (AHP), make sure the important grades to the relevant steps; through fuzzy comprehensive evaluation, make sure the risk grades of the project. Based on them, make a conclusion that the risk grade of individual co-operative housing in Wen Zhou is very high.
