With the rapid development of our ecnomy recent years, the real estate market also develop very well, and it is the most important industrial of our national ecnomy. These are bring huge chance to those real estate company. And it has a comprehensive\special and technical character,these characters decide it is very different with the other production. We must analysis the risk that it may happen and prevention scientifically. During analysis the risk management in the real estate project, it is obvious important during construction period. Because in this period, the risk is more complex,and unpredicted. during construction,every kind of risk may cause to the damage and loss to the company, some activity may have many kinds of but it have less loss, some activity may have only one or two,but the demage result is quite large. So in the risk management ,it is very important to identify and evaluation the risk.This paper mainly discuss the construction risk management on the real estate project of CSCEC. There are four chapters in this paper. According to the method and steps of raising questions, analyzing problems, solving problems . first we analysis the reason that possible may happy in the project according to the character of the project and other related party. Further,we divided two stage in the construction risk analysis : the outside project and insied the project. use quantitive and qualitative method analysis and compute the result of these risk matter. And through studying the theory and method of risk management of project, as well as my own experience,suggest the prvention method and measure from strengh the contract analysis and contract management,strengh the team work technical and management level;strengh the quality management and choose the right method to prvention. Through these paper. may less the constrction risk and less the loss to the real estate project. it paly a very important way to successful project management.First of all,the paper mainly introduce the circumstance of the real estate nowdays,while it really have risk in the real estate project ,and it expound the significance of analysing and controlling .finally it introduce some related definition.In the second chapter ,paper mainly disscusses the reason why there is constrcton risk in the company . first we introduce the company of CSCEC,and some thing about the project in order to let reader have some understanding about the backgroud of the project. Then we analysis the outside enviroment and circumstance inside company.In the third chapter, we mainly disscuss how to identify the construction risk and how to analysis it . in order to identify,we divided two aspect: the outside project and inside project. which the outside risk including society economy risk and nature risk caused by the geology conditon. Ralatively speaking ,this kind of risk have less impect on the project. Another one is inside risk,including constrction workers low level of technical ,some wrong done in geology that cause technical risk, the higer expenses in material and facility , worker salay improment, changer in engineering and finacial risk.. management risk and resouse risk . there are many factors in the inside project. and they can coverted each other, so we must pay attention to these. finally the paper have analying result of management risk is larger than finacial,and finacial risk is larger than technical,larger than q other risk ,larger than society economic risk ,larger than nature risk.In the fourth chapter, we disscuss how to deal with the construction risk. We must strengh the contract analysis and contract management, such as the price of contract, for this project, the time period is long ,and design is definete.so there are uncertainty factor and we must choose the unit price adjustment. Besides we must improve the process of contract management .strengh the team work technical and management. Such as we can use the competitive system in deciding the work,training them and strengh the quality management ,in this case,do the technical work carefully,with the raw material testing and planning,all kinds of the system of technical managemeng. and finally we must choose some method to avoid the risk.Through the whole paper ,we find it real very important to analying the construction risk management. And it has very actual meaning in the real work. for the company fame and for the future developmeng. On the other hand ,if we don't analysing this ,especially in nowadays,the policy is more strict to the market .and we must make sure that only successful construction can make company earn the income.
