At present,many large real estate companies have been the first to respond,they innovate a large-scale integrated project which combines office building,commercial center and a small number of residential buildings.The main objective of this innovation is to change the previous single mode of commercial housing development and provide a new pattern of land development which did not fundamentally change the characteristics of the real estate industry such as high investment,high capital and high return.Furthermore,due to the fact that this industry mainly relies on the financial leverage to carry out the high capital investment in the early stage,once the decision is made in error,it will cause the capital chain to break.Due to the poor foundation of the real estate development industry in China,there is no specific supervision and restriction of the real estate industry from financing to operation.Once the above situation occurs,enterprises will be in financial difficulties or even go bankrupt which will have a bad impact on the whole industry and even the financial order.Therefore,there are many problems in the financial risk of the real estate company commercial plaza development project which needs to be theoretical and practical discussed.This essay adopts the research method of literature reading,quantitative analysis and qualitative analysis.Firstly,the financial risk theory and risk management related knowledge of real estate development project are introduced,and the research content of financial risk of real estate development project is summarized.Then the project situation is introduced.The financial risk analysis of the project was carried out again,and the financial risk of the commercial square project of Wantong Commercial Plaza in Zhongqin was empirically studied by means of break-even analysis,sensitivity analysis and risk probability analysis.Finally,the preventive measures of the financial risk of the project are proposed.This paper analyzes the financial risk of the Zhongqin Wantong Commercial Plaza project,which is aimed at the analysis of the financial risk status of small and medium-sized real estate investment projects,the research has a strong influence of practice and theory,for smaller like W enterprise real estate development projects of a company's financial risk evaluation model provides the detailed data and effective resources.Through research on the financial risks of the commercial plaza project,it has important practical value and reference significance to grasp the feasibility of project development and the level of input and output.It has a positive impact on guiding the company to make a correct development decisions and realize the healthy development of the commercial development projects.
