Commercial real estates in China have played a very important role in further boosting domestic consumption, the expansion of domestic demand and spuring investment in fixed assets, improving the living conditions of the residents, as well as shaping the urban civilization and driving rapid development of construction and building materials, and other related industries before and after integration. In recent years, the real estate development enterprises which are especially in transition focus on paying more and more attention to the questions of the project investment risk, however, commercial real estate development project investment risk management practices exist in many problems that need urgently addressed:poor risk awareness of investors, and lacking project investment risk management mechanism, bigger operational risk, and lacking thorough market research analysis and so on. In theory, there are deficiencies on theoretical study on risk management of commercial real estate projects in China academics such as lacking investment risk analysis, risk assessment index system for lack of empirical research, and lacking targeted risk response. Therefore, there is of great practical significance and value theory to an in-depth study on investment risk management of commercial real estate development project.Lotte Maat commercial real estate project in Weihai city is taken as the study example, risk factors have been collected by documents related to data about the decision-making phase of the project, stage of project implementation and operation of the project. The formal questionnaire has been designed after a small survey. The country’s commercial real estate projects of five domestic companies distribution are taken as research samples, and applying factor analysis method to determine relevant risk factors, and eventually building the Lotte Maat commercial real estate index system of investment risk. Then the text has assessed the risks of commercial real estate investment, and contained to analyze a variety of risk probability and the relative severity of risk loss. For the former, it uses defeierfa analysis method to determine risk indicators probability of a relatively consistent investment risk after three rounds; For the latter, it uses the AHP to give the risk weighting of the relative severity of loss. Finally, it determines the risk level by comprehensive consideration of both results. Causal results analysis picture method is used to clear refinement of the causes, and for these reasons specific measures has been put forward.The main conclusions of this article are as follows:1 Investment risk questionnaire of Lotte Maat commercial real estate project in Weihai city has been compiled. The questionnaire is made up of 18 items.2 Index system of investment risk of Lotte Maat commercial real estate project in Weihai city has been built. The first Level index includes decision-making risk, management risk, market risk and technology risk. The second-level index includes 18 kinds of risk.3 Five key risk factors have been identified by the use of defeierfa and AHP in Lotte Maat commercial real estate project in Weihai city, namely the consumer purchasing power risk, feasibility study risk, communication and coordination risk, contract risk and price risk.4 Corresponding specific causes of 5 kinds of key risk factors have been identified by use of cause result analysis picture method, and then the appropriate risk control measures have been given.
